Housing - Introduction (Spain)

Housing has become one of the major problems of society. This is mainly due to the large increase in the purchase prices.

 

Young people are the most affected. In some cases, the purchase price or rental of a dwelling constitutes more than half of their wages.

 

Types of housing

 

The main types of homes are:

 

·  The free housing or private: are those which, as its name suggests, has a private and promotion are built by a company in the private sphere.

 

In some regions there are subsidies for people who buy a home of this type. The amount of each varies with the administration.

 

·  The Housing Protection Officer: are those that are built through a public advocacy, ie are partially subsidized by an Administration. They are aimed at buyers who, for whatever reason, unable to cope with the payment of a free housing or private.

 

They must be regulated by a housing plan, either at national, regional or municipal. This plan consists of a series of measures to promote access to housing.

 

There are two types of Housing Protection Officer. On one side are those in the public domain, built on public land and on the other, those in the private sphere, built on private land.

 

Price of housing

 

The cost of housing is a big problem in Spain. In recent years it has doubled the price that it had in 2000. Higher average in Spain in the last year has been approximately 10%.

 

The following are the cities with the most expensive square meter and cheaper and the communities and populations with higher and lower price rises:

 

·  Cities with the most expensive square meter: Barcelona 4192 € / m 2 and Madrid € 3,870 / m 2.

 

·  Cities with the most economical square meter: Pontevedra € 1,405 / m 2 and Badajoz € 1,423 / m 2.

 

·  Community with a greater percentage of higher price: Aragon with 17%.

 

·  Community lower percentage rise in price: Asturias with 4%.

 

·  City showed the highest rate of price rises: Zaragoza with 17.5%.

 

·  Community lower percentage rise in price: Vitoria with 1.7%.

 

Remarks

 

The price of private housing is not regulated, or at the time of purchase or on a future sale. This regulation whether the VPO at the time of sale, which could be considered a disadvantage.
